POLICIES


When making a reservation please keep in mind you are making a commitment to us as we are making a commitment to you in preparation of your stay.

DEPOSITS & CANCELLATIONS

Please note that our policies for deposits & cancellations have changed for calendar 2024.

To secure a reservation a deposit of 50% is required upon booking.

Deposits for individual room reservations canceled or changed 45 or fewer days before the arrival date are non-refundable. 

For full-house reservations, you may cancel your booking within 72 hours for full refund. After 72 hours , a cancellation fee of 20% of the deposit (or 10% of the total reservation price) will be charged if you cancel a full-house reservation. Deposits for full-house reservations canceled or changed 60 or fewer days before the arrival date are non-refundable.

Single groups reserving 3 or more of our 5 available rooms will be subject to the full-house deposit and cancellation policy.

Early departures after arrival will result in the forfeiture of all room charges for the entirety of the originally booked stay.

If you shorten your planned stay within 30 days of arrival, guests will forfeit deposits associated with room nights canceled. At the sole discretion of The Applewood Manor, extenuating circumstances will be considered in offering a full or partial credit toward a future stay in the form of a gift certificate. Alternatively, we may consider applying a portion or all of your deposit to a future reservation. Because we are closing the business permanently in 2024, gift certificates and credits will expire and not be redeemable after November 3, 2024.

Upon check-in at The Applewood Manor, guests will be charged for their entire stay less any deposit collected prior to arrival. Early departures will fall within our Cancellation Policy. If guests depart early, all room charges for their entire stay shall be forfeited and any and all non-room charges must be paid in full.

AVAILABILITY, MINIMUM & MAXIMUM STAY

Our B&B business will close permanently on November 3, 2024. As a result, we will operate on a limited basis in 2024. Reservations will be offered only during the months of June, July, September and October. In addition, we will only host guests Thursday through Sunday nights. Our minimum stay is 2 nights with discounted rates for 3 and 4-night stays. Our maximum stay is 4 nights except for Memorial Day, Independence Day and Labor Day weekends when we will offer a maximum 5-night stay.

CREDIT CARD INFORMATION

A credit card on file will be required as the GUARANTEE for your reservation.  If a credit card is not provided, a cash deposit of one night’s rent or 50% of the total (whichever is greater) will be required as the GUARANTEE for your reservation.

BED & ROOM DAMAGE

We are proud to offer guests exceptional DUXIANA beds made with finest luxury linens and pillows. We respectfully ask our guests to treat the beds with great care along with all other in-room decor. Any damage to the bed linens, pillows or bed will result in a minimum $250 cleaning, repair or replacement charge, but the charge may be higher depending on the nature of the damage. We reserve the right to apply reasonable repair and replacement assessments on any other types of damage to the room or its contents.

ADDITIONAL DEPOSITS

Reserving multiple rooms and/or special packages may require an additional deposit.

STATE & LOCAL TAX

All billing for lodging at check-in will include state and local sales tax and occupancy tax totaling approximately 13 percent. Non-lodging sales for merchandise, food and services is subject to combined state and local sales taxes of approximately 7 percent.

CHILD POLICY & ROOM CAPACITY

No guest under the age of twenty-one (21) can stay at Applewood Manor without an accompanying adult.

No children under 12 years old can stay at Applewood Manor.

Maximum of 2 persons per room, except in Winesap Suite only an extra bed is available (3 person maximum) and with additional charges.

GENERAL INFORMATION

ARRIVAL TIME

Check-in is between 3:00 PM and 6:00 PM, but we may accommodate an early or late check-in only with advanced notice and mutual agreement. A charge will be applied for an unapproved late check-in.

CHECK-OUT

Check-out is 11:00 AM. A charge may be applied for unapproved late check-outs.

PARKING

All guests are provided off-street parking on the Applewood Manor grounds (limit of one guest vehicle per room). The private parking provided in front of the Cortland Cottage is solely for the use of the Cottage guest.

PLEASE NOTE

When booking online, over the telephone or in person; we reserve the right to refuse any reservations that we deem inappropriate, unacceptable or that we feel we will be unable to meet the expectations of the guest. We require a minimum of 2 nights stay unless otherwise indicated.


GIFT CERTIFICATES

We only honor gift certificates issued by The Applewood Manor. 3rd party gift certificates are not accepted.

SMOKE-FREE FACILITY

We are a smoke-free facility; smoking is NOT permitted anywhere on the property.
